Are the Villas furnished? Can I decorate the Villa myself?
Sotavento Villas are fully furnished and beautifully appointed, including linens and kitchen ware. The standards were established with functionality, durability and market positioning in mind. Variations to the package cannot be allowed as this would create operational challenges with warranties, inventory control and replacement, and most importantly – the guest experience.
Will the Villas have air conditioning?
Yes.
Will the water be potable in the faucets and showers?
Yes. A central filtration system ensures safe, drinkable water throughout the resort.
Will there be a warranty period on the construction?
Yes. The building comes with a 1-year construction warranty provided by the developer. All of the furnishings and equipment are covered by manufacturers’ warranties.
Will there be telephone, cable, and internet services?
Yes. These services are available in every Villa and included in the Villa dues and owners enjoy significant savings through bulk-rate pricing.
Will there be parking and additional storage space available?
Yes. Owners’ secure storage lockers and parking spaces are available for long-term lease.
What about security?
Peace of mind is 24/7, thanks to our security systems and on-site team.
Are pets and smoking allowed in our Villa?
For the comfort of all owners and ongoing maintenance of the property, smoking is not allowed within any area of the resort. Pets under 30 pounds will be allowed in the Villas. However, under the Blue Flag designation (see below), pets are not allowed on Playa La Ropa. Other local beaches that do allow pets include Playa Principal and Playa La Maderna,. These beaches are a 15–20-minute walk from Sotavento along the beautiful oceanfront boardwalk. Playa Larga and Playa Linda offer expansive roaming opportunity, and are 15 minutes away by car. Note that additional smoking/pet cleaning fees will be charged to rental guests or owners as required.
What does the Playa La Ropa Blue Flag designation mean?
The iconic Blue Flag is a global, voluntary, eco-label awarded to beaches and marinas. Zihuatanejo has been working to qualify for the Blue Flag since 2013 by implementing a series of stringent environmental, educational, safety and accessibility. criteria. Blue Flag’s mission is to promote sustainable tourism through environmental education, protection, and practices. Blue Flag also campaigns against disparity, inequality, unemployment, health threats, depletion of natural resources, environmental threats, pollution, and general environmental degradation.
Can I rent out my Villa myself?
No. All Villa rentals must be arranged through the management company. This will ensure rental rate integrity throughout the resort, a consistent guest experience, compliance with health codes, and carefree enjoyment by owners and rental guests.
Are there limitations on the number of nights I can occupy my villa?
No, you may use your Villa as often as you like. However, if you want to maximize your income through the rental pool, you may want to limit your usage to non-peak periods.
What insurance do I have to provide?
The condominium corporation will carry liability and building property insurance. However, it’s your responsibility to insure your villa’s interior improvements and contents.
